Dubai’s population is projected to reach 4 million by 2026, driven by a steady influx of expatriates seeking employment and investment prospects, according to a report by global ratings agency S&P. The surge is attributed to significant investments in key sectors, creating jobs and boosting income levels.
Since the beginning of 2024, Dubai’s population has grown by over 134,000, reaching 3.789 million by mid-October. Since January 2021, the population has increased by 378,000, mainly due to the arrival of foreign professionals, workers, and investors.
Dubai’s per capita GDP is currently estimated at $38,000 (AED 139,460), with the emirate benefiting from its position as a regional hub for finance, tourism, and trade. S&P’s report outlines that the city’s economic prospects will continue to attract global talent and investment, helping sustain its population growth.
Between 2024 and 2040, Dubai, along with Abu Dhabi and Sharjah, is expected to see a 150% rise in the number of wealthy immigrants, further cementing its status as a global city. Currently, Dubai ranks 15th among the world’s top 50 cities.
As part of its Dubai Economic Agenda (D33), the emirate aims to double its economy over the next decade, increase foreign trade to AED 25.6 trillion, and create thousands of jobs. Economic reforms, including business-friendly regulations and long-term residency visas, are expected to support this growth.
Dubai’s real GDP is forecast to grow by an average of 3% annually from 2024 to 2027, driven by the services sector, including real estate, hospitality, and financial services.
